Why it matters

Methamphetamine residue from smoking or manufacture deposits on walls, ceilings, carpets, curtains, cabinetry and inside air conditioning and ventilation systems. It doesn't dissipate on its own and it isn't removed by ordinary cleaning.

How testing works

There are two levels, and which one you need depends on why you're asking.

Screening tests are rapid presence-or-absence indicators taken from a small number of surfaces, useful as a first pass to determine whether a property warrants further investigation. They're comparatively cheap and comparatively fast.

Laboratory composite sampling is the definitive version. Surface wipe samples are taken from defined areas across the property using a controlled protocol, sealed and submitted to a NATA accredited laboratory for quantitative analysis. What comes back is a numerical result per sampled area, measured against the Australian guideline threshold.

If you need a result you can rely on in a dispute, a claim or a transaction, you need the laboratory version. Screening tests indicate. They don't establish.


What the report contains

A property description and sampling plan showing where each sample was taken. The laboratory results for each sample area, with the analysis method stated. A comparison against the applicable guideline level. A clear statement of what was and was not sampled. And a plain English summary of what the results mean in practice.

That last part is genuinely important. A number on a page is not much use to a landlord who has to decide what to do next.


If a property tests positive

Don't panic and don't start cleaning. Ordinary cleaning doesn't remove methamphetamine residue and can spread it, and it destroys the ability to establish the original extent, which matters for insurance and for any dispute about who is responsible.

Depending on the level, the response ranges from targeted cleaning of specific surfaces through to full remediation involving removal of soft furnishings, sealing or replacement of affected surfaces, and clearance testing afterwards. Booking a test

The property needs to be vacant and ideally undisturbed. Tell us why you're testing, because it changes the sampling approach. A pre-purchase screen and an insurance claim assessment are different jobs with different documentation requirements.
