What AS 3660.1 requires
Australian Standard AS 3660.1 governs termite management for new buildings, and compliance is required under the National Construction Code. In practical terms, a new build needs a termite management system installed before completion, with a durable notice fixed in a prominent location, usually the meter box, recording the system installed, the date, the product used and who installed it.
The notice matters more than most builders expect. It's the document a pest inspector reads in year eight to work out what's protecting the building, and it's the document a buyer's conveyancer asks about at resale. A missing notice creates a problem for somebody, and it's usually the builder who fielded the call.

Most Townsville builds use a combination: physical collars at penetrations, plus either a perimeter physical barrier or a termite reticulation system. The right mix depends on the slab design, the site and what the client wants to be maintaining in ten years.
The economics builders should be quoting on
Pre-construction soil treatment sits in the $200 to $2,500 range depending on the site. Retrofitting a chemical barrier to the same house once it's built and landscaped costs $2000 to $6000, and does not include the driveway you'll have to drill.
A physical barrier installed at slab stage costs a fraction of any retrofit and never needs renewing. Working to your programme
The single biggest source of friction on pre-construction termite work is timing. The system has to go in at a specific point, and if the pest contractor turns up two days late the concreter is standing around.
We work to the builder's programme. Penetration collars go in before the slab pour. Perimeter reticulation goes in after the slab and before landscaping. We give you a firm window and we hold it, because we understand that on a residential build the trades queue behind each other.
You get the durable notice fitted, the certification documentation for the building file, and the paperwork the certifier needs, without having to chase it.
Why Townsville sites are different
Two reasons, both worth pricing into your termite line item rather than treating as generic.
First, the species. Queensland has the most economically damaging termite in the country in Coptotermes acinaciformis, and the tropical north also has Mastotermes darwiniensis, the giant northern termite. Mastotermes maintains gallery networks running 100’s of meters from the nest and can severely damage a house in around six months. Protection that would be adequate in Adelaide is not adequate here.
Second, the ground. New estates in the growth corridors are frequently built on recently cleared bushland, which means undisturbed established colonies now find a slab and a timber frame where there used to be scrub. The termite pressure on a new estate block is often higher than on an established suburban lot, not lower.
What happens after handover
This is worth telling your clients at handover rather than leaving them to discover it.
A pre-construction system does not remove the need for annual termite inspections to AS 3660.2. AS 3660.2 governs the building from year one onward and sets twelve months as the maximum inspection interval. Chemical and reticulated systems deplete and need renewal. Physical barriers can be bridged by landscaping, which is exactly what a new owner does in their first two years.
The most common way a new home in a Townsville estate loses its termite protection is a garden bed built up over the slab edge in year one. Worth mentioning at the walk through.
